Biggs Cardosa developed construction documents and provided construction support services for the seismic retrofit and renovation of a four-story 75,000 sf office building. The selected retrofit approach consisted of modifying the existing moment connections by using the patented slotted-web connections developed by Seismic Structural Design Associates (SSDA) and by controlling the column-base rotations (thereby limiting the drifts) by adding new steel beams below the first floor slab. The project’s primary purpose was to convert the office space into a medical facility. The surgery center space includes seven operating rooms, four procedure suites, pre-operation and post-operation space and six exterior rooms for utility services.
